Expat Information

The mortgage

To take out a mortgage will cost you, first the amount you need to borrow, plus around 20% on top of that, plus the mortgage fee which is about 1% of the total.  So, if you borrow £100,000, you'll be paying back around £120,000, plus the mortgage fee of £1,200

The Building Licence

The Town Planning Department and each Municipality charge an average of £500 for the building licence and the building permit.

Services

In addition to the costs mentioned above, you will also have to pay for provision of Water, Sewerage, Electricity and Telephone installation.  These should total no more than £1,500.

Garage, Landscaping etc

A garage will cost around £5,000, while landscaping an average plot can start from £10,000 and will depend largely how prestigious you want your garden to look.  A pool will start at £10,000 for a small one

Overall Building Costs

These are an average, and we have seen very much higher costs than these recently.

£600 per square metre for covered areas
£150 per square metre for uncovered verandas
£250 per square metre for basements

Add another 15% onto the total for VAT for any new houses built after EU accession

Of course, if you are having a house built by a developer, then all these costs will be built into their overall price.
